Hello, I am an undergrad student in third year who is looking for someone to sublet my large studio apartment throughout the summer, preferably from May 1st until August 31st, but I am flexible as to the exact term of the lease. This apartment is located on 2175 Blvd. Maisonneuve Ouest, one block away from the Alexis Nihon Mall, a two minute walk from three major grocery stores, a three minute walk from the Atwater Metro and Dawson College, a fifteen minute walk from Concordia’s SGW campus, an eighteen minute walk from Crescent Street, and a twenty minute walk from the Atwater Market. It is also near a variety of great cafes and restaurants including an excellent breakfast place (Allo Mon Coco), a large variety of Chinese, Korean, Indian, and Japanese restaurants, a Pizza Pizza, a Tim Hortons, and two surprisingly cheap dumpling places. Its location is especially nice as it is right on the border of the bustling Shaungsey Village—which is full of all sorts of excellent shops, bars, and restaurants—and Westmount, a lovely, peaceful neighborhood full of all sorts of beautiful parks, large majestic trees, and gorgeous nineteenth century homes—a lovely place to go on a walk and escape from the noise and the business of downtown. My apartment has excellent, extremely fast internet that the sub-letter is free to use for no extra charge, as well as air-conditioning, heating, and a large fan. This apartment has a great kitchen with a large refrigerator, oven/stove, microwave, and several cabinets full of pots, plans, plates, bowls, glasses, cutlery, a strainer, various knives, ladles, spatulas, et cetera that the sub-letter will be welcome to use. It also boasts three great big windows that let in a lot of sunlight throughout the day (as well as thick, entirely opaque blinds that allow for complete darkness at night along with light, translucent blinds that let in sunlight while preventing people from seeing into the apartment), a large comfortable pullout couch, a nice armchair, a carpet, several throw blankets, a queen sized bed, a medium-sized television with an apple TV box, several shelves and drawers for storage, a large closet, several large mirrors, a kitchen table, a desk, and a bathroom with a bathtub and a shower with hot water and high water pressure. The building also has a large laundry room on the top floor with several washing and drying machines, as well as a pool and a rooftop terrace which are currently closed for maintenance but hopefully will soon be available for use soon. The building itself used to be a hotel and thus the walls are extremely thick and sound-proof; it is extremely rare that I hear any noise whatsoever from any of my neighbors, and on the rare occasions that I do, it is extremely faint (I am somebody who has significant trouble sleeping if I can hear any noise whatsoever, and I have never once, while living this apartment, had to deal with the annoyance of noisy neighbors keeping me up at night). Because it is on the side of the building that is not facing the street, one also hears very little noise from outside. The size of the apartment is quite large; it is technically a studio as I have no other roommates and there is only one bed (not including the pullout couch), however, it is 500 square feet, the usual size of a one bedroom (approximately the size of a large hotel suite, which it used to be). The building has two large and fast-moving elevators, and my apartment is only on the third floor, meaning that one can quickly use the stairs as well. The rent that I pay for this apartment is $1150/mo, but I am willing to sublet it at $800/mo, and this price, as well as the term of the lease, is negotiable.
